2024 is set to be a busy year – with a General Election on the cards. This means that there’s a lot of things we as an agency will be considering this year to make sure we are informed and up-to-date on the latest processes.

This guide gives a good overview of what’s going on in the world of lettings and how it will affect you. We’ve distilled it into three of the top headlines:

The government has committed to pushing forward the Renters (Reform) Bill – or at least banning section 21 evictions – before the next election. However, there has been no further news about whether court processes will change.

Guidance for short-term lets continues to develop. You may have seen recently that Gove confirmed that there will be a national register for short-term lets, and councils will have more power when it comes to requiring planning permission. You can read more about it through this blog.

Material information guidance is fully in force – which is the way that we advertise your property. This means every property listing, according to Trading Standards, should state the rent of a property, the deposit, and the council tax. Further advice means that there should be in-depth descriptions of the property and utilities – and with specific properties, (e.g. if there is a flood and erosion risk), this must now be stated on the listing.
